In addition to the above, this home was “arguably” built by what we believe to be are some the best carpenters available in our area to date!
The heating cost of this home “at construction time”, was forecasted as being able to heat for as little as $1 dollar a day, crazy numbers in this day and age! Extremely economical to say the least, so believe me when we tell you this, you will not freeze in this house, you will be very warm and cozy! And breaking the bank, NEVER.

Recently, We had our electrician come over to try to determine the exact electrical cost that is incurred In order to run the house alone, as currently we have many other things running on this property that also uses electricity, our electrician has broken down the cost of running the house alone, and those cost’s are as follows:
- The actual cost of electricity to run this house “with our needs” would be in the area of, $150 to $165 a month for about six months of the year, “during Summertime”…
- And for a few months during the winter as the heating of the house comes into play, it would be more in the area of between $225 to $250 a month for the winter months…. “all depending on your needs”
A lot of things can come in to play as to your electricity expenses, such as electricity costs may go up and down a bit, and also good practices depending on the user and if they practice efficiency!
- So all in total, electrical costs to run this house would be in the area of $2300 a year, heat included, Give or take just a few hundred dollars. “again depending on you”

- PLEASE NOTE: if you are interested in this property you are more than welcome to stop in so we can explain in detail how it is possible for us to reach these low running costs, as a lot of things had to come in to play while building and designing this high efficiency, yet very simple heating system, from the ground up, This information will detail things such as, how we have put in huge concrete blocks underground as heat banks“+ more interesting stuff in order to be able to absorb and store all heat going through all the zones that would otherwise be wasted if it was not put into place, A lot of focus was placed on ensuring that this system could reach high thermal mass. “Short version”.
Also try and wrap your head around this, when this house was built The unit that is actually heating up this house at the time of the build cost cost us a measly $1800, yes you read that correctly!

This property resides on Meteghan Lake, “although most locals in the area call it VIctor lake”, no idea why but that is the case…..

Property `land area`, is in the area of 278’ Lake frontage, approximately 1200’ deep “ possibly even a bit deeper”, would have to dig up the deed for that exact number`, to the local road, and the width of the property on the local Road is 500’ wide, “so in total the whole property is in the area of 7 acres “or so”…. So in essence it is sort of pie shaped…. “if someone was interested in parting out some of the land, house lots could be divided on the backside of this property, and out of sight of the house itself.”

On the lake side view of the house, it features a large concrete deck, so once stepping out of your bedroom and the living room alike, you are stepping out on this deck which is in the area of 15’ wide X 50’ long, and very private, a beautiful place to sit and relax and listen to nature all around you…. “let the coffee flow”
Flower beds are mature and very appealing, and all designed to be easily maintained!

The lake that is the front yard is boat friendly and if you are a fisherman, you will be able to catch large Pickrell and Smallmouth bass as well, while standing on your front lawn…. Although very rare to catch huge Pickrell, it is fairly common that you could catch a 24” Pickrel, in addition to nice Smallmouth bass as well, the largest Pickrell that I am aware of that was caught in this lake was 36” long. Nature at its finest.

The living room in this house has a built-in surroundsound system that will Knock your socks off. speakers embedded in the walls, and also recessed in the ceiling.

Also found on this property “View from kitchen area”, is one large kidney shaped or heart shaped pond, “depending on the viewer”, that is in the area of 80’ W X 150’ L X 12’ deep, In addition to three other small ponds that can also be found on the property. Expect to see in this main pond, possibly a couple thousand Japanese Koi fish, “we have no idea how many are in there”, some of the older ones exceed 3’ in length. If you are into Koi fish, or need therapy, I have no doubt that you will sit there watching the fish swim for hours on end.
